  • Simply stated, components are built off-site and assembled on location.

Our homes are built in a controlled environment with the first and second floors built simultaneously, side by side, which aids in a quicker construction timeframe. 95% or more of the work is completed offsite and then delivered to their final location. These homes are indistinguishable from any site build product, except that they are built better! You can’t compare the workmanship of a home built on site in minus 20-degree weather where shortcuts are taken vs that same product built in a controlled environment!

As the first and second (or more) floors or stories are built together, side by side, we greatly reduce the risk of working at heights in the field. Safety, safety, safety

    1. The materials are kept out of the elements. That means wood, drywall and other materials susceptible to weather damage are kept out of the elements. It is not damaged by rain, hail, snow, sleet, constant heat – freeze cycles, birds, bugs…

    2. Quality is unsurpassed as we have an extensive QAQC program which is independently audited quarterly by a certified and independent agency.

    3. Homes are built on a laser level concrete floor, out of the wind and other elements ensuring a near perfect plumb and square structure

    4. Homes are built with open web trusses utilized to house the ductwork, plumbing and electrical lines to eliminate the need for head banging bulkheads.

    5. Our processes ensure less waste as nothing is left behind at site and thrown in a bin destined for the landfill. While we cannot eliminate waste, it is greatly reduced ands kept to a minimum

    6. A byproduct of how our homes are built is that noise transference between floors is greatly reduced making for a much quieter home

  • It takes a significantly shorter time frame to build a better-quality home than a site built home for many reasons.

    1. The most significant difference is that we can complete the site development at the same time as we are constructing the house. This can shave off approximately three months off the timeline

    2. As a certified A277 builder, we can eliminate the delays created by waiting for outside inspection groups which often cause weeks-long standstills on an active construction site.

    3. We can build in all kinds of inclement weather with no shutdowns for extreme heat, cold and wind… whatever the weather, we can continue to build in our controlled environment

  • When deciding between modular and traditional homes, it's essential to understand the distinct advantages and disadvantages of each option. Modular homes, built in a controlled factory setting and then assembled on-site, offer several benefits, including consistent quality and reduced construction times. In contrast, traditional homes, constructed entirely on-site, may face variable quality and longer build times due to environmental and logistical factors. Below is a comparative list highlighting the key differences between modular and traditional homes to help you make an informed decision.

    MODULAR HOME

    • Consistent quality across all units

    • Offers cost predictability

    • Reduced site disruption

    • Produces less waste during construction

    • Less susceptible to weather-related delays

    • Faster construction times

    TRADITIONAL HOME

    • Variable quality depending on skill of on-site workers

    • Possible cost fluctuations

    • Results in neighbourhood disruption

    • Increased waste generation

    • High possibility of weather-related delays

    • Longer construction times

  • Yes. However, like all homes, whether stick built or otherwise, the costs for custom project greatly impacts both the schedule and cost

At 42TECH Modular, we offer a range of design options and finishes to suit your preferences. You can personalize the layout, materials, and features to create a home that perfectly fits your needs and style.

  • We utilize a local home-mover who specializes in these kinds of moves through the city and in Alberta. Once on site, they are craned into place and attached to the foundation.

A minimum amount of work is required to complete the installation, taking approximately two weeks. If the client chooses a developed basement, an additional 6-8 weeks, post-delivery, is required to finish the basement. This means that there are no months- long issues with contractors taking over the block while they spend 18 – 20 months stick building a house

  • Modular homes are prefabricated housing units that are built in sections or modules in a factory or manufacturing facility and then transported to a construction site for assembly. Once delivered to the site, they are assembled and connected to form a complete home.

    Some advantages of modular homes:

    • Faster construction times

    • Reduced expenses

    • Potential for energy-efficient and environment-friendly features

    • Relocation capability

    • Design flexibility

    • Reduced site disruption

  • As the exact same materials and labour are used in both cases, the cost difference is negligible. Both products are sold at market value.

  • By law, both must meet the most recent Canadian and Alberta building codes and their energy modeling standards. Both can be LEED buildings if the client so chooses.

We are proud to announce that we are partnering with ETA Energy Solutions to build Alberta’s first triple net zero house (net zero energy, net zero water, and net zero waste) starting August 2024. Material can easily be recycled or used on the next project making the finished product greener.
